Commission Options
We provide 3 options for sellers to choose what best fits their needs:
We List
WE LIST is our full service option with our standard commission rates payable upon successful completion of your house sale. This option is for you if you want no risk and no hassle. It is our most popular option.
This option provides full service on a performance-based model wherein you do not pay anything until your house is sold and you have been paid.
We List Services:
- Preparing a written Comparable Market Analysis
- Listing the property on the Multiple Listing Service (MLS®) of our Board
- Placing a For Sale sign on the property
- Advertising the property including www.realtor.ca, www.newhouseconnect.com, www.coldwellbanker.com and www.wvrealestate.ca and in local newspapers.
- Preparing Feature Sheets for your property
- Providing you with advice on how to prepare your home for showings
- Cooperating with brokerages working with buyers
- Showing the property at times acceptable to the seller and, if any tenants, subject to tenant’s rights
- Coordinating showings with other REALTORS® and communicating with them about your home on a regular basis including after each showing
- Showing your property to prospective buyers and effectively managing objections to induce a sale
- Responding to consumer and REALTOR® inquiries
- Reviewing Contracts of Purchase and Sale submitted for the seller’s consideration
- Negotiating offers to your benefit based on years of experience
- Disclosing in a timely manner to the seller all appropriate facts affecting the transaction known to us
- Keeping the seller informed regarding the progress of the transaction
- Collecting documents as required for the Strata Property Act
- Following up and removing subject-to conditions on a timely basis
- Coordinating all legal aspects of the conveyancing with both Buyer and Seller lawyers
We List for Less
WE LIST FOR LESS is a new service we are providing in response to our many clients and listing prospects who want lower commission rates but the same full service. We are willing to drastically cut our listing commissions provided that we are partially paid up front for these services. This option is for you if you feel confident your house will sell but still want all the services a professional REALTOR® can provide.
After listening to our many clients and listing prospects over the years we are aware that most (or perhaps I should say all) of you would like to pay lower commissions. So, we have come up with a unique way of working in cooperation with you wherein we can substantially reduce our fees without reducing our services. What we are prepared to do for those who choose this option is to list and market your property for a fee which has been reduced by a flat 1% of the listed price (up to a maximum discount of $5,000). The trade off is that you would pay us a flat 1% of the listed price (up to a maximum of $5,000) at the time the listing agreement is signed as opposed to the traditional way of paying these fees upon successful completion of the sale.
(e.g. List price of $500,000. You pay us $5,000 up front and we reduce the total commission by $5,000.)
You List
YOU LIST allows you to basically sell your home on your own but still have broad advertising exposure and REALTOR® cooperation by having your home on the national MLS system. This is the least expensive way to market your home as it has a very small up front fee. This option is for you if you have the time, energy and expertise to show your home yourself and negotiate directly with prospective buyers. Since your home is probably your most valuable asset this option is certainly not for everyone.
“You List” is a package of services we designed to give you the option to list your home yourself through us on the MLS system for a small up-front flat fee of $988. Your listing will then show up for Realtors® to see on MLXchange and for the public to see on www.realtor.ca. Statistically, 90% of homes sold in Canada are sold through the MLS® system.

- Advertise on www.windermerevalleyrealty.ca
- Forward title of your property
- Provide Signage
- Provide a lock box
- Take pictures of property and submit to the MLS
- Refer REALTOR® requests for showings to you
Should you sell your home yourself to a private buyer then the one time flat fee would be all you pay.
If you sell your home through a selling REALTOR®, you would pay them a commission (typically 3.5% on the first $100,000 and 1.75% on the balance) which you set when listing your property. You would also pay Windermere Valley Realty Ltd. a flat fee of $299 on the sale date to cover Board and Brokerage expenses.
Should you decide you want to give “You List” a try and then later decide that you would rather have us do everything for you (see: We List), we will re-imburse you with your up-front fees upon successful completion of the sale though our brokerage.
You List is not available to our clients that we have previously provided services to as we would have already entered into an express or implied agency agreement.
